Is Vancouver’s Housing Market In Peril?
Tuesday, 29 July 2008
Written by Jennifer Berkeley

House staging and fluffing has repeatedly had proven results when it comes to selling homes all over British Columbia, including those in Richmond, Burnaby, Surrey, Coquitlam, North Vancouver, West Vancouver, Kitsilano and Yaletown. However, there have been some alarming stats coming in from the rest of Canada concerning the housing market.

A Quick Housing Market Update For Pre-Sale Staging
Wednesday, 16 July 2008
Written by Jennifer Berkeley

Pre-sale staging is not a fixed art, contrary to what many people believe. Like anything else, it goes through fashions and trends the can actually make or break the sale of your home. Finding out what’s hot and what’s not is part and parcel of the pre-staging process in British Columbia, and that includes existing real estate trends.

Real Estate Vancouver published an update on the Vancouver housing market at the end of March 2008 and the outlook was actually pretty good despite the state that the global economy is in at the moment. According to the CMHC, Vancouver has great drivers that have increased the demand for desirable housing in the city. These drivers include low mortgage rates, low unemployment, strong migration and a strong economy. In fact, when the report was released, the CMHC revealed that the gross domestic product (GDP) of British Columbia was growing at a much faster rate than that of Canada as a whole.

So what does this mean for pre-sale staging? With demand for properties in British Columbia being so high, the need for pre-sale staging is very much there. In fact, the need to make your home attractive to potential buyers is as pressing as ever because of the number of affluent people willing to invest in a family home and the competition from other families trying to sell. Good pre-sale staging can give you the advantage and never has that been more necessary!

Do I need to stage my home in a hot real estate market?
Sunday, 08 July 2007
Written by Jennifer Berkeley
Staging your home will always benefit you, even in a hot market.

If you are selling your principal residence, it is a key opportunity to make money tax free. So, why not make the most of it? There are examples every day in the Greater Vancouver market that staged homes are selling for more money and faster than homes that are not staged.

Want to generate multiple offers? These frenzys are driven by emotion, first and foremost. If buyers are in love with the home, they will bid higher and higher in order to win it. Staging generates that emotional buying decision.

If you are an investor flipping a house, you know how hard a good deal is to come by, so you should focus on making the greatest profit from each property sale.

Staging has shown to more than pay for itself with the cost usually running at less than one month's worth of payments.

The bottom line is that especially in a hot market, there is room to do better on any sale by staging the home.

Summer curb appeal
Wednesday, 04 July 2007
Written by Jennifer Berkeley

Well, looking outside it seems that summer may finally be here!

The real estate market may be slower this time of year but it is a great time to make the most of your home's curb appeal. Here are some quick and easy ideas:

  1. Make sure the lawn is mowed and neatly edged. Water and fertilize to keep it green and full. If the lawn seems to be a lost cause, remember that even an unhealthy lawn that is neatly manicured makes a good first impression.
  2. Add a layer of bark mulch to the flower beds. There is no easier way to freshen up the look of a yard, and help keep the weeds down in the short term.
  3. Make sure all existing plants are healthy and neatly pruned. Pull out any that are dead or dying.
  4. Plant summer annuals, focusing on the areas adjacent to the front walkway where they will be noticed. These are inexpensive plants, so where you use them, really pack them in. When you are selling, there is no time for them to grow and fill out the space.
  5. Place an attractive urn full of brightly coloured flowers on the front step to welcome potential buyers.

Presenting your Condo for Sale in Summer
Saturday, 30 June 2007
Written by Jennifer Berkeley
If you are selling a condo this summer, playing up the outdoor space can increase the useable square footage as well as highlighting a lifestyle. How can you present an urban condo’s balcony to its fullest potential without spending a fortune?

Check out these ideas:
  • Clear off all items that are being stored on the balcony for lack of storage elsewhere. It’s that word again-- unclutter. This means storage boxes, tools, bicycles and recycling bins.
  • Scrub all outdoor surfaces, railings, walls, and floor, until they shine. Placing a new outdoor mat outside the door will encourage buyers to actually step out and experience the outdoor space.
  • Set up a table and chairs that are an appropriate size for the space. A large patio can handle a table with an umbrella and four chairs and a tiny balcony is the perfect spot for a delicate three piece bistro set.
  • Potted plants on a balcony bring a much needed touch of nature. Here, proportion and scale are especially key: a single plant will look lonely; too many will overwhelm the space and leave nowhere for the new owner to sit and enjoy them.
  • Have a really small balcony? Narrow rectangular window boxes that hang from the railing are a perfect choice.

Remember, you don't always have to live in a house to be able to enjoy time outdoors!

When Furnishing a Home for Sale or Living,
Don't Forget About the Open Spaces

An article in the Vancouver Sun today points out that the open spaces around the furniture are as important as the furniture itself. When staging we always want rooms to feel larger as more space sells for more money. Clutter uses up valuable space in our homes, but so does too much furniture, placed too close together.

These types of innovative stores can act as a great source of inspiration when decorating for living or staging a home for sale. We are reminded that leaving open space around furniture will make a room seem more spacious and open. Combining this idea with soft, warm colours and textures creates coziness without the room feeling small. The neutral minimalist look we strive for in staging doesn't have to be boring or cold.

Real estate market continues to amaze!
Wednesday, 07 March 2007
Written by Jennifer Berkeley
Just when we thought this real estate market must be slowing down, prices in Vancouver are reaching new highs. It may seem that staging is not necessary in this market where properties are selling so quickly. However, staged homes and condos continue to perform the strongest, with multiple offers and sale prices above asking.
Check out the spring Living section in the latest Georgia Strait for an article about the popularity of staging for condos in downtown Vancouver.

Ever thought of becoming a professional stager?
Wednesday, 04 October 2006
Written by Jennifer Berkeley
Have you ever considered becoming a professional stager? There are lots of training courses out there for this sort of thing. Unfortunately, they are not regulated so you never really know if claims being made are true. Always do your homework before shelling out lots of money for any kind of private training course.

That said, I'd like to recommend a place to start. I took my training from Dana Smithers of Sun On My Back Redesigns (sunonmybackredesigns.com) and have been very happy with the course and the follow up support. She really wants her students to be successful in their new businesses and is always available to answer questions or as a sounding board.

But like I said, don't take my word for it! Do lots of research and ask lots of questions. That's the power of the internet.

Gardens in the Fall
Friday, 29 September 2006
Written by Jennifer Berkeley

This is the time of year when the summer flowers are on their last legs but none of us are ready to let summer go. We are lucky on the South Coast of BC because there are some great options for fall flowers to add colour and help us ease into fall.

If you are selling your house this fall, you can still have a great looking yard! Here are your top priorities:

  • Neatly trim all perenials, shrubs and trees.
  • Make sure leaves are raked up on a regular basis.
  • Plant some fall flowers in containers and place them on the front porch and up the front walk.
  • Put patio furniture neatly away out of the rain.

Looking for some good ideas for fall gardens? Check out www.gardenworks.ca

Why Stage?
Friday, 22 September 2006
Written by Jennifer Berkeley

I often get asked if home staging really works, basically... "Why should I bother to stage my home before I sell it? What difference will it really make?" So, here are my top three reasons why you should stage your home:

  1. MLS photos of staged homes really stand out.
With so many people screening homes on MLS.ca before even driving by, the way your photos look on the listing is crucial to getting buyers in your door. A staged home always photographs very well.
  2. Staged houses feel like home to everyone.
Potential buyers can easily imagine themselves living in a staged home because it is neutral, uncluttered, and has broad style appeal. They can see their things and their lifestyle fitting into the space.
  3. Staged homes tell buyers that your home is loved.
Buyers are looking for a well-maintained home. Homes that show well demonstrate to potential buyers that you care enough about your home to keep up with maintenance and repairs.

Remember, selling your home is a business. Treat it like one and you will be much more successful. Good Luck!

Back to School and back to work
Tuesday, 19 September 2006
Written by Jennifer Berkeley
Fall is definitely in the air. The kids are back at school and summer holidays are over. Lots of people think about selling their homes this time of year. More listings means more competition for your home. Staging will help you stay ahead of the pack.

Staging doesn't have to be complicated or expensive. Some simple things make a huge difference. The most important thing you can do is CLEAR THE CLUTTER!

Some of us are packrats and really struggle with this, but if you do it before you list your home, things will be so much easier when you are ready to move. The last thing you want to do is take your clutter to the new place. If this is a struggle for you, read this great book by Katherine Gibson called "Unclutter Your Life".

Spring has sprung
Friday, 12 May 2006
Written by Jennifer Berkeley
Spring has finally arrived in Vancouver and we can now take advantage of all that beautiful outdoor spaces can do to sell homes. Focussing on that all important curb appeal, nothing is more welcoming on a front porch than an urn of brightly coloured flowers.

Remember too, that weeds are in the growing mode this time of year. Make sure that flower beds are weeded prior to any showings or open houses this month. Another great tip is to spread new bark mulch on your flower beds, an inexpensive way to make your garden look its best.

If you are selling a condo, maximize the square footage by bringing the indoors out. Setting up patio furniture and a barbeque allows prospective buyers to imaging themselves enjoying relaxing summer evenings out on the deck or patio.
