| Pre-sale staging is not a fixed art, contrary to what many people believe. Like anything else, it goes through fashions and trends the can actually make or break the sale of your home. Finding out what’s hot and what’s not is part and parcel of the pre-staging process in British Columbia, and that includes existing real estate trends. Real Estate Vancouver published an update on the Vancouver housing market at the end of March 2008 and the outlook was actually pretty good despite the state that the global economy is in at the moment. According to the CMHC, Vancouver has great drivers that have increased the demand for desirable housing in the city. These drivers include low mortgage rates, low unemployment, strong migration and a strong economy. In fact, when the report was released, the CMHC revealed that the gross domestic product (GDP) of British Columbia was growing at a much faster rate than that of Canada as a whole. So what does this mean for pre-sale staging? With demand for properties in British Columbia being so high, the need for pre-sale staging is very much there. In fact, the need to make your home attractive to potential buyers is as pressing as ever because of the number of affluent people willing to invest in a family home and the competition from other families trying to sell. Good pre-sale staging can give you the advantage and never has that been more necessary! |

| Staging your home will always benefit you, even in a hot market. If you are selling your principal residence, it is a key opportunity to make money tax free. So, why not make the most of it? There are examples every day in the Greater Vancouver market that staged homes are selling for more money and faster than homes that are not staged. Want to generate multiple offers? These frenzys are driven by emotion, first and foremost. If buyers are in love with the home, they will bid higher and higher in order to win it. Staging generates that emotional buying decision. If you are an investor flipping a house, you know how hard a good deal is to come by, so you should focus on making the greatest profit from each property sale. Staging has shown to more than pay for itself with the cost usually running at less than one month's worth of payments. The bottom line is that especially in a hot market, there is room to do better on any sale by staging the home. |

| When Furnishing a Home for Sale or Living, Don't Forget About the Open Spaces An article in the Vancouver Sun today points out that the open spaces around the furniture are as important as the furniture itself. When staging we always want rooms to feel larger as more space sells for more money. Clutter uses up valuable space in our homes, but so does too much furniture, placed too close together. These types of innovative stores can act as a great source of inspiration when decorating for living or staging a home for sale. We are reminded that leaving open space around furniture will make a room seem more spacious and open. Combining this idea with soft, warm colours and textures creates coziness without the room feeling small. The neutral minimalist look we strive for in staging doesn't have to be boring or cold. |

| Have you ever considered becoming a professional stager? There are lots of training courses out there for this sort of thing. Unfortunately, they are not regulated so you never really know if claims being made are true. Always do your homework before shelling out lots of money for any kind of private training course. That said, I'd like to recommend a place to start. I took my training from Dana Smithers of Sun On My Back Redesigns (sunonmybackredesigns.com) and have been very happy with the course and the follow up support. She really wants her students to be successful in their new businesses and is always available to answer questions or as a sounding board. But like I said, don't take my word for it! Do lots of research and ask lots of questions. That's the power of the internet. |

| Fall is definitely in the air. The kids are back at school and summer holidays are over. Lots of people think about selling their homes this time of year. More listings means more competition for your home. Staging will help you stay ahead of the pack. Staging doesn't have to be complicated or expensive. Some simple things make a huge difference. The most important thing you can do is CLEAR THE CLUTTER! Some of us are packrats and really struggle with this, but if you do it before you list your home, things will be so much easier when you are ready to move. The last thing you want to do is take your clutter to the new place. If this is a struggle for you, read this great book by Katherine Gibson called "Unclutter Your Life". |

| Spring has finally arrived in Vancouver and we can now take advantage of all that beautiful outdoor spaces can do to sell homes. Focussing on that all important curb appeal, nothing is more welcoming on a front porch than an urn of brightly coloured flowers. Remember too, that weeds are in the growing mode this time of year. Make sure that flower beds are weeded prior to any showings or open houses this month. Another great tip is to spread new bark mulch on your flower beds, an inexpensive way to make your garden look its best. If you are selling a condo, maximize the square footage by bringing the indoors out. Setting up patio furniture and a barbeque allows prospective buyers to imaging themselves enjoying relaxing summer evenings out on the deck or patio. |
