Presenting your Condo for Sale in Summer
If you are selling a condo this summer, playing up the outdoor space can increase the useable square footage as well as highlighting a lifestyle. How can you present an urban condo’s balcony to its fullest potential without spending a fortune?

Check out these ideas:
  • Clear off all items that are being stored on the balcony for lack of storage elsewhere. It’s that word again-- unclutter. This means storage boxes, tools, bicycles and recycling bins.
  • Scrub all outdoor surfaces, railings, walls, and floor, until they shine. Placing a new outdoor mat outside the door will encourage buyers to actually step out and experience the outdoor space.
  • Set up a table and chairs that are an appropriate size for the space. A large patio can handle a table with an umbrella and four chairs and a tiny balcony is the perfect spot for a delicate three piece bistro set.
  • Potted plants on a balcony bring a much needed touch of nature. Here, proportion and scale are especially key: a single plant will look lonely; too many will overwhelm the space and leave nowhere for the new owner to sit and enjoy them.
  • Have a really small balcony? Narrow rectangular window boxes that hang from the railing are a perfect choice.

Remember, you don't always have to live in a house to be able to enjoy time outdoors!
